When you're ready to rent a property, there are a few steps all adults (18 and older) must complete. Before starting, please take a moment to review the general guidelines for qualifying to rent with us:
- Gross Income:
The total gross income of all individuals signing the lease must be at least 2.5 times the monthly rent.
- Occupancy: Occupancy is governed by the 2+1 rule, meaning two people per bedroom, plus one additional person. For example, a 3-bedroom home can accommodate up to seven people.
- Security Deposit: Our security deposit equals one month's rent.
- Pet Deposit:
If applicable, pet deposits typically range from $350 to $500.
- Felony Convictions: We do not consider applicants with felony convictions.
- Credit Score:
Individuals with a credit score below 600 will need a
guarantor to be considered.
- Renters Insurance: Tenants are required to obtain renters’ liability and contents insurance before the lease start date. Proof of insurance must be submitted; possession of the property will not be granted until the documentation is received by MPS. Tenants will indemnify MPS, its agents, employees, brokers, and the Landlord from any claims arising from the use of the property.
