Thank you for you interest in one of Metropolitan Property Services available properties. Renting one of our properties is simple!

Begin by reviewing our list of currently available rental properties to find a property that is best suited to your needs. Take some time to review and understand the criteria involved with renting an MPS property. Then, carefully review and familiarize yourself with all of the aspects and details of the property, as well as the surrounding neighborhood.

Before you schedule a showing, schedule some time into your day to drive by the properties you wish to view, and be certain that the surrounding areas are a good match for your current needs. When you’re ready, phone the Metropolitan Property Services office to schedule an appointment. E-mails message are also welcomed.

Ready to rent a property?

When you’re ready to rent a property there are a few steps that we need all adults over the age of 18 years old to complete. But first, please take a moment to read the general guidelines for qualifying for a Metropolitan Property Services property.

  • Rent should be no more than 2½ times the combined gross income of all people who will sign the lease.
  • Occupancy is governed using the 2+1 rule. Two people per bedroom plus one additional person. So a 3-bedroom home would have a maximum occupancy of seven people.
  • Our security deposit is equal to 1-month’s rent plus $500. So a home that rents for $5,000 per month will have a security deposit of $5,500.
  • Pet deposits, if applicable, are in addition to the security deposit and generally range from $350 – $500.
  • If you move in before the 15th of the month, we will pro-rate your rent. If you move in after the 15th of the month, we ask for 1-month’s full rent and then we pro-rate the second month’s rent.
  • Persons with felony convictions on their records will not be considered.
  • Financially responsible parties with a credit score of less than 600 will require a guarantor.
  • Tenant is REQUIRED to obtain renters liability and contents insurance and show proof of such prior to the lease commencement date. If documentation is not provided, possession of the property will not be granted until received by MPS. Tenant shall indemnify MPS, it’s agents, employees, and brokers, and Landlord from all claims arising from use of the property.

Once you’ve reviewed the qualifying guidelines for a rental property with Metropolitan Property Services and found a home that suits your needs, please take the following steps to complete the application process.

  • Complete one application per adult to be residing in the property.
  • Provide proof of income, such as two months of pay stubs – alternately if you’re self-employed, please provide two months of banks statements or tax documents.
  • Fill out application online
