Pet Policy

It’s important to familiarize yourself with the details of the property you are interested in applying to rent. Not every property owner accepts pets and it’s important to double-check the listing details and restrictions before applying.

Having a pet will require an increase in the security deposit for the property you are applying to lease through Metropolitan Property Services. Pet deposits will be determined on a case-by-case basis, however they generally range from $350-$500. Metropolitan Property Services general pet policy is that the landlord and/or management company will not allow the following:

  • Any “known” dangerous pets. Landlord reserves the right to deny the following animals, unless special circumstances prevail
  • Any dog or cat that shows signs or tendencies of having an aggressive personality, is deemed dangerous by insurance companies, or has a bad landlord referral
  • Large birds including parrots and cockatoos
  • Reptiles
  • Farm animals (including potbelly pigs)

It is a Metropolitan Property Services requirement that all tenants obtain renters insurance and that all pets be listed on the policy.As a general rule, insurance companies tend to resist covering certain types of dogs, or any mix of these breeds. Below is a list of dog breeds that are subject to further discretion:

  1. Pit Bulls & Staffordshire Terriers
  2. Doberman Pinschers
  3. Rottweilers
  4. German Shepherds
  5. Chows
  6. Great Danes
  7. Presa Canarios
  8. Akitas
  9. Alaskan Malamutes
  10. Siberian Huskies
  11. Wolf-hybrids
